  1. Reservation Conditions

    LimaBestApartments reserves the right of admission to its apartments. The person who makes the reservation must be of legal age in his/her country of residence and be able to prove his/her financial solvency to enter into this type of contract, if required.

    The reservation application is made through our website by filling the information on the Reservation Form, via e-mail, or directly by telephone to our offices.  

    To confirm a reservation, it is necessary to deposit or transfer an amount equal to 20% of the total rental price to our Western Union or MoneyGram. The balance of the rent is paid in cash at the time of checking into the apartment and simultaneously signing the contract. 

    You must contact us at least 72 hours prior to your date of arrival to confirm your reservation.   

    We undertake to answer any queries regarding availability of apartments, rates, and any other request for information within 24 hours.

  2. Security Deposit

    At the time of signing the contract and paying the rent, the Customer must deliver to us a security deposit for an amount that corresponds to  the specific rental period and type of apartment.  The deposit must be paid in cash in US dollars or equivalent euros and will be reimbursed on the check-out date after checking the inventory included in the contract.  Any rental items missing, broken or damaged due to misuse are charged to the Customer at the prices listed in the inventory. 

    The amounts set as security deposit are those listed below:

  3. Policy and Conditions

    LimaBestApartments seeks to give you personalized attention to make your stay in Lima as pleasant as possible.  A member of our staff will greet you at your apartment the day you arrive, assist you during your stay and bid you farewell when you leave.    

    The check-in time is 2 pm, but it can be earlier if the apartment is free.  The check-out time is 11 am, but this time can be adjusted to suit a customer's needs if the apartment is not rented for that day.  We need to know beforehand the names and ages of all the persons who will stay in the apartment.  The apartment owners and LimaBestApartments reserve the right of admission.

    The Customer must immediately report any problem or malfunction that may occur in the apartment and make other queries in order to enable our personnel to respond promptly and resolve the problem quickly and effectively.  

    The rental price includes all services and taxes on the property, such as electricity, water, and gas charges, municipal taxes, and maintenance costs of the building.  Depending on the apartment, it can also include cable TV, internet, and cleaning service. The total price applicable to the period of stay and the security deposit must be paid at the time of checking into the apartment.  

    All the apartments posted by LimaBestApartments have been previously selected by our staff.  They are all well furnished and properly equipped with tableware, kitchen utensils and linen.

    LimaBestApartments takes care of arranging the reservation and use of a certain apartment for the period it is requested.  Should an unforeseen event prevent the use of that apartment during the specified dates, LimaBestApartments will offer you alternative accommodations in an apartment of similar characteristics and location that is available on the date of your trip.  Most of the apartments published on this website can be reserved for minimum periods of one week. 

    The date and time of arrival of the Customer must be set in advance.  A representative from LimaBestApartments will greet you at the apartment and instruct you on the proper use of the fixtures and appliances, inform you about the rules of the building, and advise you as to the location of the apartment, means of transportation, tourist sites, shops, restaurants, and other interesting places in the area.  At that time, the Customer will sign the contract and the inventory, pay the total rent amount plus the applicable security deposit, and receive the keys to the apartment.  He/She will also confirm with us the previously arranged check-out date and time.  The Customer must check-out from the apartment at 11 am at the latest, unless the apartment is not rented for that day, in which case the check-out time can be made more flexible. 

    The apartment must be returned in the same orderly and clean condition it was received by the Customer.  On the check-out date, the Customer will return the keys of the apartment to us and receive reimbursement of the security deposit paid at the time of checking in, subject to verification of the inventory and a general inspection of the condition of the apartment.


  4. Cancellation of a Reservation

    A Customer who wishes to cancel a reservation will not be reimbursed the deposit paid.  Neither will a Customer who wishes to shorten his/her stay receive reimbursement of the difference, which will be used to compensate the lost profit. 


  5. Length of Stay

    A Customer who wishes to extend his/her stay in the apartment must notify this to LimaBestApartments as early as possible to make sure that it will not be rented to another prospective customer.  In such cases, it is necessary to draw up a new contract or addendum covering the extension.
